Greetings to all of our Mission Bell-Trade Winds family of friends, residents, volunteers and staff. Welcome to our new MB-TW Newsletter format. We hope you will click on each button on the left side of the screen to get all the information we have put in this newsletter for you. If you are in a hurry, don't worry, just click on the buttons that interest you. But don't forget our "New Residents" button where we feature newcomers to our resort on a regular basis. This will help you get to know your new neighbors and they can get to know some of you more quickly.
We had a fantastic 2007-2008 season. Next year promises to be even better. We sincerely want to thank everyone for staying and working with us at our resort last season. You helped make last season the best ever. You are very much appreciated and we want you all to know we could not do it without you.
Last season, the biggest hit was our salt water pools and the new "palapa" that some of the residents helped to build at the end of the season. It was a great addition of shade to the Mission Bell pool for those residents staying with us in the summer. Many thanks to those that helped out on that project. There is simply nothing like swimming in our smooth salt water pools that leave out all the harsh chlorine taste and dryness it causes on your skin.
Last year we also did a lot of upgrades that are not as obvious to our residents but were greatly needed. We added several dual 30/50 amp meters on several lots for those customers needed extra amperage. It is convenient to have both options on some of our lots for our RVers. We also installed 220 current to the Mission Bell stage for our entertainers to plug in their equipment with ease. The stage was enlarged two years ago and we did not install the 220 until last season. It was a very expensive project due to the length of the line we had to add.
We remodeled several of the Mission Bell shower rooms and the rest are being finished as we speak. We will be adding some tile flooring to the Trade Winds mail room and repairing the tile on the ladies shower room there also. In August, renovation will finally start on the Mission Bell hall bathrooms. I know a lot of you have been waiting for that to be completed. Wally O's shoulder surgery set us back but we will finish them for your enjoyment this summer. All of these upgrades are in keeping with our promise to continually improve the resort.
Each year, we strive to improve over the last year to earn your trust, respect and continued business. It is our goal to provide the best value in the entire Rio Grande Valley for the amenities we offer. For example, last year, in addition to the swimming pool upgrades, palapa, and electrical improvements, we greatly improved our WiFi system and added free long distance calling from our computer room adjacent to the Mission Bell office and in the lobby at the Trade Winds hall. For our residents seeking a resort that offers heated pools, spas, big recreation halls, shuffleboard, pool halls, live entertainment and full facilities, we believe we have the number one product for the price we offer.
As you read on by clicking the "Resort Updates" button, you will see that others are discovering our resort and agree. Since April of this year, we have welcomed to Mission Bell-Trade Winds over 40 new annual residents with mobile homes and park models! Most have joined us from Twin Palms, a mobile home park that was closed because the land was sold to the adjacent community college for expansion. We welcome our new residents and appreciate our annual summer residents that have been so friendly and helpful with our newcomers. Our resort is has some of the friendliest residents in the Rio Grande Valley and we have just taken on more. Check out the New Residents button to meet some of your new neighbors.
We have said it before and we will say it again, our plan was to fill every space and we think we will reach that goal this year. Reservations are very strong in spite of gas prices. Our reservations have not slowed and we have gotten more residents making the move to permanent units. That has required us to combine spaces, which reduces our total available space of course. The prices for mobile homes and park models are about the price of a new car and they don't use any gas or oil. They also don't depreciate very much. Our winters are warm so why spend them up north when you can join us, get outdoors and have a great time. What you spend getting to our resort is more than saved by not having to heat your home up north all winter.
Our premium spaces are sold out at both sections of the resort and we are also sold out of mobile home spaces at Mission Bell. We have only 3 spaces left that will accommodate a mobile home or park model at the Trade Winds section of the resort. Additionally, we are not accepting anymore reservations of less than 3 months for next season. We just don't have the room. Our availability is now very limited.
We are looking forward to next season. Please stay tuned for our updates in the coming weeks to show the additions we are making for next year, such as the Trade Winds expansion and addition of 30 premium spaces.
See you soon,
Bob and Christina Knoles
